The Planning Department is responsible for managing land use and the associated regulation that governs land use.

The Department also considers long term policy issues that are shaped by land use and growth, such as affordable housing, preservation of green space and transportation.

The Zoning Bylaw is the primary bylaw that regulates land use, it provides direction on what type of use can be done on a property, the density of development, and where and what size buildings can be built.

The Official Community Plan (OCP) is the long term vision for how the Village will develop and accommodate future growth.

The Zoning Bylaw serves as the main regulation for land use, offering guidance on permissible property use, development density, and specifications for building location and size.

There are several types of applications and bylaws that apply depending on the type of planning underway and/or development being proposed. A summary of the most frequently required applications and bylaws are listed on this page.

When a property owner would like to make changes that do not align with the Zoning Bylaw and other Village bylaws, they have an option to apply for a Development Variance Permit to seek an exemption from the requirements. This can include changes to the setbacks or building height restrictions.

Subdivision applications are required when changing or creating new property (lot) boundaries. The process requires approval from the Village’s Approving Officer.

Infill development is the creation of new parcels within the existing developed area of the Village of Anmore that are serviced by existing infrastructure. The Village supports infill development and subsequent creation of a new residences that maintain the existing semi-rural nature of Anmore.

The Local Government Act requires that a Public Hearing be held before Council adopts an amendment to the Zoning Regulation Bylaw, an Official Community Plan (OCP) Bylaw. At the Public Hearing, all persons who consider their interest in property affected by a proposed zoning or OCP Bylaw amendment, will be given an opportunity to present their views to Council.
