Pinnacle Ridge

The Pinnacle Ridge Hillside Estate consists of four land parcels owned by three different parties, totalling approximately 75 acres.

The owners have collaborated to propose a new residential community and, in December 2023, collectively submitted a rezoning application for review. 

The rezoning application sought approval to rezone the site from Residential 1 (RS-1), which permits one-acre lots, to a Comprehensive Development zone (CD-8) that accommodates 269 principal dwelling units, including single-family homes, duplexes, and townhouses, as well as 51 secondary suites, for a total of 320 dwelling units.

The Anmore Zoning Amendment Bylaw No. 699-2024 received adoption at the Regular Council Meeting held on June 16, 2026.

The approved development includes 24.3 acres, or approximately 32.5% of the total site area, to be dedicated as parkland consisting of open space, an integrated trail network, and a central neighbourhood park.

The development will be constructed in three phases of subdivision in accordance with a Master Development Agreement registered on title, which establishes the framework for the phased delivery of infrastructure, parkland, amenities, and community benefits associated with the project.

The proposal was supported by an array of studies, including a traffic impact assessment, fiscal impact study, civil engineering design, environmental assessment, and geotechnical assessments, which can be viewed in the technical appendix on this page.
