Pinnacle Ridge

The Pinnacle Ridge Hillside Estate consists of four land parcels owned by three different parties, that totals approximately 75 acres.

The owners have collaborated to propose a new residential community and in December 2023, the owners collectively submitted a rezoning application for review. 

The rezoning application is seeking approval to rezone the site from Residential 1 (RS-1) with one acre lots to a Comprehensive Development (CD) zone that would accommodate 269 principal dwelling units including single-family homes, duplexes and townhouses as well as 53 secondary suites for a total of 322 units.

The rezoning application and associated Zoning Amendment Bylaw No. 699-2024 has since been updated and the amendment bylaw has been given second reading on July 22, 2025. 

The updated application includes 24.3 acres or 33% of the total site to be dedicated as parkland with an integrated trail network. 

It is noted that the plans within this report are conceptual and subject to potential modifications based on the findings of ongoing technical investigations pertaining to the site’s riparian, environmental and geotechnical conditions.

The proposal includes an array of technical studies, including a traffic study, fiscal impact study, civil engineering design, environmental assessment and geotechnical assessments that can be viewed in the technical appendix on this page.

The application seeks approval for the following:

• Rezone the site from the Residential 1 (RS-1) zone to the Comprehensive Development (CD) zone to accommodate 269 dwelling units comprising of single-family dwellings, two- family dwelling (duplex) and a mix of townhouses and stacked townhouses.
