Pinnacle Ridge Hillside

The Pinnacle Ridge Hillside Estate consists of four land parcels owned by three different parties, that totals approximately 75 acres. The owners have collaborated to propose a new residential community and have submitted a rezoning application for review. 

The application seeks approval for the following:

• Rezone the site from the Residential 1 (RS-1) zone to the Comprehensive Development (CD) zone to accommodate 269 dwelling units comprising of single-family dwellings, two- family dwelling (duplex) and a mix of townhouses and stacked townhouses.

The application includes 25.7 acres or 34% of the total site to be dedicated as parkland with an integrated trail network. 

It is noted that the plans within this report are conceptual and subject to potential modifications based on the findings of ongoing technical investigations pertaining to the site’s riparian, environmental and geotechnical conditions.
